What are rental contracts like in Thailand?
As a real estate agent, I often have the opportunity to see contracts from other companies.
Compared to Japanese real estate contracts, they are more general, but contain very common provisions.
Things that foreigners should follow while in Thailand!
What does they say? Here are some examples.

1. Contract Period
2. Rent and Maintenance Fees
Payment Methods, Late Payment Penalties, and Maintenance Fees
3. Security Deposit
(2 months' rent)
4. Tenant Obligations
Comply with rent, utility fees, and condominium management regulations
Do not use for purposes other than residential use
Maintain the building, furniture, and fixtures in good condition (normal wear and tear excluded)
Do not renovate, remodel, or add to the property without permission
Do not use for illegal or immoral purposes
No subletting or transfer
No noise or nuisance to neighbors
No pets
Notify the landlord of any damage or defects within 7 days
Return keys at the end of the contract
5. Landlord Obligations
Guarantee that you have legitimate rental authority
Do not interfere with the tenant's peaceful use as long as the tenant fulfills the contractual obligations
Promptly make repairs when notified by the tenant
6. Termination of Contract
The landlord may terminate the contract with 15 days' written notice in the following cases:
Unpaid rent or fees
Breach of contract
Declaration of bankruptcy
When the property becomes unusable due to fire, government regulations, etc.
In Cases of Violation Termination (Unpaid rent, Breach of contract, Bankruptcy)
7. Eviction
At the end of the contract, the tenant must remove all belongings and return the property.
8. Governing Law
Compliant with the laws of the Kingdom of Thailand.
9. Other
Receipt of rent does not constitute a waiver of the right to pursue breach of contract.
Even if some clauses are invalid, others remain valid.
Two copies of the contract must be made, with one copy each kept by the landlord and tenant.

However, I'm concerned because there is no qualification system for agents (intermediaries).
Personal agency is free, but the current situation is that it lacks responsibility.
If a registration system were in place, I'd expect the law to be strictly adhered to...but who knows when that will happen.
