The process of the move-in

01
**“Please feel free to share your wishes with us first. No budget limits, and no brokerage fees.
Whether it’s the search page, questions you’re curious about, or any concerns— we’re here to offer warm, reliable support for all your housing needs, completely free.”**
02
**“We’ll search for your ideal home together, always with professional insight you can rely on. Lean on us where it matters—we’re here to support you with peace of mind.
Guided tours are free. We’ll visit properties together, refine your priorities, and help you find the home that truly feels right.”**
03
**“Once you find a home you love, we’ll share your detailed requests with the owner and arrange the deposit.
In Thailand, properties move quickly, so an initial deposit is needed to secure your place. Priority is given to those who pay the deposit first.
If your requests are accepted, we’ll prepare a draft contract and review it together— ensuring you feel confident and at ease throughout the process.”**

04
**“This is the preparation period before moving in. Before signing the contract, the owner will arrange the requests you’ve made— such as interior repairs, appliance replacements, or room cleaning.
We can also assist with setting up internet service and preparing for your move. With warm and reliable support, we’ll make sure you feel at ease as you begin your new life.”**
05
**“Once your requests are completed, we’ll check the room together. If everything is in order, you can proceed to sign the contract.
Leave the contract review to MARUKO—we’ll also prepare a Japanese translation, so you can feel secure and confident in every detail.
We’re committed to preventing any issues and supporting you toward a smooth, worry‑free agreement.”**
06
**“On your move‑in day, we’ll hand over the keys and explain how to manage utility payments, as well as the building’s regulations.
Since rules vary depending on the property, it’s important to review them carefully.
Although they may seem relaxed at first, there are strict penalties for violations such as smoking, noise, or community misconduct.
We’ll guide you through everything with care, so you can feel secure and confident in your new home.”**
